You need a competent instructor! A good workout only goes so far without the skills to go with it. I’m assuming you are untrained by your question…if this is the case, you need to know that MMA isn’t a streetfight.
To answer your question anyway, you need to have really good cardio. Circuit training is best. The best way to train cardio for a fight is to actually fight (another reason why training at a gym is really important). As far as equipment, the promoter usually provides the gloves. You’ll need a mouthguard and fight shorts.
