To be a good fighter you need endurance without that you won’t last! Running or jogging every morning or afternoon is good skipping is also very good shadow boxing is also very good. If you want to do this sport seriously you’re going to need to use equipment there is no way around it. You can’t realistically learn any proper martial art at home without a qualified instructor. Videos, books are good for references but nothing more. You need to join a class to learn from the know how people. I’m starting my first class to learn Gracie’s BJJ next week! I could no way learn this at home with no equipment. If you want to do martial arts you have to be realistic and join a club.

You don’t need any special equipment to get a great home workout, though things like dumb bells, kettle balls, resistance bands, stability balls, medicine balls are all great. But you can get a terrific MMA conditioning workout with your own body weight. A basic understanding of anatomy helps. Video site like Youtube are terrific for this–a lot of people have been very generous with their expertise. Do a search for "body weight mma workouts" "spartan body weight workouts" "300 workout" "body weight workout"–you can get a lot of great ideas. If you are not experienced at working out and training, though, you should take some basic lessons with a trainer or at an MMA or BJJ school.
